The Waller Design/Build Team will be responsible for managing the owner's concept by completing the owner's detailed drawings, a detailed written scope of work for specialized subcontractors to review and then proceeding with finalizing the various subcontractors hard bids for complete construction. With Design-Build the owner can decide to modify the design instead of spending a considerable amount of time, effort and money re-designing the completed construction documents.
Design-Build Contracting
Our in-house design and construction computer technology will enable the contractors to maintain a tight construction schedule, because new drawings can be produced immediately to reflect any change the owner wished to make. Real estate projects by the owners or government agencies will often let-out contracts which are known as Design-Build Contracts.
Design-Build Advantages
There are two main advantages to using a design-build team. First, the construction team is able to work with the design team to find ways to reduce construction costs, without reducing the quality or the function of the final product. The other major advantage involves the schedule. Many projects are given out with an extremely tight time frame. By letting out the contract as a design-build contract, the contractor is established, and early mobilization and construction activities are able to proceed concurrently with the design.
